Compensation and Benefits:

Salary Pay Range: $135,000.00 - $225,000.00 per year. This range is a good faith estimate of the expected salary range for this position, based on a wide range of factors including qualifications, experience and training, operational and business needs and other considerations permitted by law.

Bonus: This position is eligible for a discretionary annual bonus, in an amount to be determined by MKS.

Position Summary & Responsibilities

The Director, Modem Engineering is a high profile role and this engineering lead is responsible for conceiving, planning, partnering and executing the waveform designs, protocol stack designs and the analysis, fixed point design, implementation, integration and test for the whole of Logos payload, terminal and ground systems. Hence, a big part of the role is to give definition and meaning to this function in the Logos context, sizing it properly, simplifying it when necessary and then building the team and, through the team, and along with partner teams, owning the production readiness of the Logos system design. This person is also responsible for working through implications of various hardware & firmware platform choices and then making the final decisions that would give the best modem & protocol stack outcomes at the fastest program speed. The lead is responsible for solving all problems relating to satellite dynamics across all modem states across a wide range of payloads. In this role you will have direct visibility all the way up to the CEO.

You should be prepared to work and thrive in a fast moving environment where you are comfortable taking vague ideas and turning them into executable actions for the entire integration and systems test team. We are seeking Engineering leads who like to solve very hard problems!

The full responsibilities include:

  • Responsible for the overall waveform, stack and modem platform decisions and implementation, integration and subsystem testing for all payloads across all the parameter space

  • Responsible for the production quality and production readiness of space flight hardware, from a function and performance perspective, of the Logos Space system

  • Responsible for bringing great ingenuity to waveform and receiver designs to operate various payloads across a wide range of operating conditions

  • Own modem and protocol stack design and testing timelines through conception and all phases of design and development

The SVP, Construction will serve as the executive owner of all construction‑related decisions from portfolio‑wide capital planning and deferred maintenance programs to tenant improvement oversight and planning for acquisition due diligence. This leader will build, manage, and mentor the internal construction team, including direct oversight of the Construction Managers throughout the U.S. while cultivating a high‑performance culture built on accountability, operational rigor, and cross‑functional partnership.

The ideal candidate is a seasoned construction executive with deep experience in commercial or industrial real estate, a track record of leading multi‑site capital programs at scale, and the strategic acumen to serve as a key member of Speed Bay’s senior leadership team. This person is both a visionary and a disciplined operator capable of building durable construction infrastructure while responding nimbly to the needs of an actively growing platform.

Key Responsibilities

  • Define and execute Speed Bay’s enterprise‑wide construction strategy, aligning capital improvement programs with the firm’s investment thesis and portfolio growth objectives.
  • Hands‑on experience with Yardi Construction Manager is required.
  • Oversee all construction and CAPEX activity across a national industrial portfolio, ensuring projects are delivered on time, within budget, and to the firm’s quality standards.
  • Develop and maintain a multi‑year capital plan that anticipates portfolio‑wide deferred maintenance, value‑add opportunities, and repositioning needs.
  • Establish and continuously refine construction policies, processes, and best practices that scale with portfolio growth.
  • Partner with Asset Management and Finance leadership on annual CAPEX budgeting, forecasting, and portfolio reporting.
  • Build, lead, and develop the internal construction team, including direct management of the Senior Construction Manager and any future construction staff.
  • Foster a high‑performance culture with clear accountability, strong communication, and a proactive approach to problem‑solving.
  • Recruit, onboard, and retain top construction talent as the platform scales.
  • Serve as a mentor and coach, investing in the professional development of direct reports and the broader team.
  • Represent the construction function at the executive leadership level, contributing to firm‑wide strategy and decision‑making.

Capital Program Execution

  • Direct and oversee the full lifecycle of capital improvement projects, including exterior improvements, roofing, HVAC, parking, signage, landscaping, and building systems.
  • Implement rigorous project management frameworks including: scheduling, budgeting, reporting, and contractor accountability across all active projects.
  • Oversee bidding, contractor selection, contract administration, and performance management across a national vendor network.
  • Maintain quality control standards through site visits, third‑party inspections, and systematic progress reporting.

Tenant Improvement & Leasing Support

  • Provide executive oversight of the tenant improvement make‑ready program, ensuring TI projects support leasing velocity and are completed to lease specifications.
  • Partner closely with the Property Management and Leasing teams to align construction activities with occupancy goals and tenant retention strategies.
  • Ensure efficient TI make‑ready timelines that support new and renewing lease execution.
  • Lead construction due diligence for prospective acquisitions, providing senior‑level assessments of deferred maintenance, capital requirements, and construction risk.
  • Develop and present construction cost analyses and investment assumptions to support underwriting and investment committee review.
  • Build systems and templates to streamline diligence as deal volume increases.
  • Develop and manage a national network of general contractors, subcontractors, engineers, architects, and other project vendors.
  • Negotiate master service agreements and preferred vendor arrangements that deliver quality, cost efficiency, and reliable execution at scale.
  • Monitor contractor performance and hold vendors accountable to Speed Bay’s standards.

Qualifications

  • 10+ years of progressive construction management experience, with significant leadership in commercial or industrial real estate.
  • Demonstrated track record managing multi‑site capital programs at scale, including CAPEX planning, contractor oversight, and budget accountability.
  • Prior experience in a senior leadership role with direct management of construction staff and cross‑functional teams.
  • Deep knowledge of commercial construction practices, building codes, safety regulations, and contract administration.
  • Strong financial acumen, including the ability to manage large capital budgets, analyze project economics, and communicate construction performance to senior stakeholders and investors.
  • Experience supporting real estate acquisitions through construction due diligence and investment underwriting.
  • Excellent written and verbal communication skills, with the ability to translate complex construction topics for executive, investor, and operational audiences.
  • Proficiency with Microsoft Office Suite, construction/project management software, Yardi Construction Manager; experience with Asana or similar platforms is a plus.
  • Willingness to travel nationally as the portfolio expands.
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field required; advanced degree a plus.

Compensation

The annual full‑time base salary range for this role is $200,000 – $225,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. Bonus: This position is eligible for a discretionary annual bonus, in an amount to be determined by MKS.
